Before Your Photoshoot
To ensure your listing photos are taken in a timely manner and with the best results, please make sure that:
Driveways are cleared of all vehicles or other obstructions as should the curb in front of the house.
Kitchen & bathroom counters are cleared, and sink is empty. No sponges or rags should be visible.
Trash barrels are hidden in a closet or garage.
Blinds or curtains open to reveal outside view, if desirable. All windows in a room should have blinds pulled evenly.
All lights turned on including ceiling fixtures, under-cabinet lighting, and accent/reading lamps. Please make sure all light bulbs are working! Please note - depending on lighting conditions from room to room, photographer may elect to turn certain lights off for best results. If you prefer the lights be left on please inform the photographer upon arrival.
All ceiling fans must be turned off.
All toilet seats are down, hand towels and bathrobes are folded or removed and counter-top toiletries are stored away, with toilet paper rolls either removed or replaced with full rolls
All beds are made and laundry is stored out of sight (keep in mind that even under the bed may be visible from some angles).
Pet toys and food/water bowls are hidden or stored neatly. Cats and dogs should be secured to prevent “photobombing”, and in the case of dogs, to ensure photographer’s safety. (Many dogs get nervous when they see the large tripod being carried around by a stranger inside their home.)
Gate access codes are sent ahead of time, including lockboxes and keypads
Guardhouses are called ahead of your appointment if the community is gated
TVs/computer screens off.
Other considerations:
Think “model home”. The objective is to “de-personalize”, to present a blank slate so that viewers can imagine themselves in the home.
If your home is to be featured in a 3D/virtual tour, make sure anything personal such as documents, books, or other private items are hidden or put away. Anything that can be seen when walking through the room and looking around will likely be visible in the virtual tour as well.
Garages and unfinished basements are not typically photographed, and can be used to temporarily store items that are moved out of the way for photographs.
Properties are photographed AS IS. Photographer is not responsible for the condition or appearance of spaces being photographed and will not be cleaning, moving/rearranging items, or otherwise staging the area. I am happy to refer an excellent home staging professional for consultation if desired.
Due to time constraints, if home is not prepared for photos on arrival, it may be necessary to reschedule. Please have everything ready prior to the appointment time.
